Nearly 19 homebuyers have approached MahaRERA alleging significant delays, stalled construction, and financial distress caused by Sumeru Buildcon’s failure to complete Navjyot Abha Phase II project.

April 6 | Pune: As many as 19 homebuyers have filed a formal complaint with the Maharashtra Real Estate Regulatory Authority (MahaRERA) against Sumeru Buildcon Pvt Ltd over the prolonged delay and non-completion of its Navjyot Abha Phase II (B & D) project. The complaint names the company along with its partners Ganesh Pokale, Vijay Arvind Raykar, and Shrikant Vishnu Shete, holding them responsible for failing to deliver possession within the agreed timelines. The matter was heard by MahaRERA Chairperson Manoj Saunik, who passed an order on March 30 after reviewing submissions from the affected buyers.

According to the complainants, flats were booked between 2020 and 2022, with substantial payments made as per contractual agreements. However, despite promised possession deadlines of December 2022 and December 2023, the project remains incomplete and has yet to receive an occupation certificate. Homebuyers have alleged that construction activity has been largely stalled for over two years, with only partial work such as parking levels completed. They further claimed that the developer collected funds disproportionate to the actual progress of construction, raising concerns of violations under the Real Estate (Regulation and Development) Act, 2016.

The petitioners also stated that repeated assurances by the developer regarding timely completion, rental compensation, or refunds with interest were not honoured. As a result, several buyers continue to bear the burden of housing loan EMIs alongside rental expenses, leading to financial strain and emotional distress. Seeking relief, the affected homebuyers have demanded full refunds, reimbursement of stamp duty and loan interest, and compensation for mental harassment. Some have also requested cancellation of their agreements, citing a complete loss of trust in the developer.
