Sixty-four homebuyers of the Monte Rosa housing project have secured relief after MahaRERA directed the developers to complete pending promised amenities within 60 days, reinforcing the rights of homebuyers under Maharashtra’s real estate regulatory framework.

In a significant order favouring homebuyers, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has directed Tushar Builder and BKP Infra to complete all pending promised amenities at the Monte Rosa residential project within 60 days. The order comes after 64 homebuyers approached the authority, alleging that several facilities promised at the time of purchase remained incomplete despite possession of their homes.
According to the complaint, residents claimed that essential amenities and common infrastructure assured in the approved project plans and promotional commitments had not been delivered by the developers. Dissatisfied with the prolonged delay, the affected homebuyers jointly moved MahaRERA seeking timely completion of the pending works.
After examining the submissions and project records, MahaRERA directed the developers to complete the remaining amenities within a strict 60-day timeline. The authority emphasised that developers are obligated to fulfil commitments made to homebuyers and ensure that promised facilities are delivered in accordance with applicable regulations and approved project specifications.
The order is expected to provide relief to the residents, who have been awaiting completion of the infrastructure and common facilities necessary for the full enjoyment of the housing project. It also highlights the regulatory authority’s continued focus on ensuring transparency, accountability and compliance within Maharashtra’s real estate sector.
Legal experts note that the decision reinforces the importance of developers adhering to their contractual obligations and serves as a reminder that homebuyers have legal remedies when promised amenities are delayed or left incomplete.
