Fraudulent Land Sale in Pune: Three Charged for Illegally Taking Possession and Selling Property

In Pune, three individuals have been charged with fraud for unlawfully taking possession of land in Wadgaon Sheri and selling it to another company. The case was registered at the Chandan Nagar Police Station.

Pune | October 9, 2025 — A major case of land fraud has come to light in Pune after three individuals were booked for allegedly taking illegal possession of land in Wadgaon Sheri and selling it to another company without the rightful owner’s consent. The Chandan Nagar Police Station has registered the case following a detailed complaint filed by 73-year-old Suman Devi Chandulal Talera, a resident of South Court, Koregaon Park.

According to police officials, the disputed property originally belonged to Suman Devi and her sister-in-law, Sushiladevi Suresh Talera. The two women had jointly purchased a total of 5 acres and 34 gunthas of land in Wadgaon Sheri from Fulabai Murkute in 1974. After the purchase, the land was divided, with 2 acres and 34 gunthas in Suman Devi’s name and 3 acres in Sushiladevi’s name. For several years, both families maintained shared possession of the property.

By 1992, the land was developed into 88 plots. Out of these, 48 plots were sold to various buyers, while 40 remained unsold and jointly owned by both families. However, disagreements over ownership and sale rights began to surface over time. In 2003, a dispute emerged when Sushiladevi allegedly attempted to sell three specific plots — numbered 55, 56, and 69 — to a buyer named Satpal Singh Arora. When she failed to complete the sale by appearing at the sub-registrar’s office, Arora filed a complaint alleging fraud. The matter was later settled, with compensation paid to Arora, and ownership of the plots reverting to Suman Devi’s side of the family.

Despite the earlier resolution, tensions reignited in January 2024. Sushiladevi, along with her daughter-in-law, Sona Subhash Talera, and grandson, Rishabh Subhash Talera, allegedly sold the same plots to a private company named Avni Realtors. The total area of the disputed plots measures 1,071 square meters. The sale, carried out without the consent or knowledge of Suman Devi, effectively transferred ownership rights and possession to the company, leaving the rightful owner deprived of her property.

Upon discovering the fraudulent transaction, Suman Devi approached the Chandan Nagar Police Station and lodged a formal complaint. Based on her statement, police registered a case against the three accused under relevant sections of the Indian Penal Code pertaining to cheating, criminal breach of trust, and fraud. Senior Police Inspector Seema Dhakne is supervising the investigation, while Police Inspector Swati Khedkar has been assigned to carry out the detailed probe.

Authorities have begun verifying the land records, property documents, and transaction papers to determine how the sale was executed despite the ongoing dispute. Preliminary investigations suggest that fake ownership claims and manipulated records may have been used to carry out the illegal sale. Police officials said they are also looking into the role of intermediaries or property agents who may have facilitated the deal.

The case has drawn attention to the growing number of land frauds in Pune, where property values have surged in recent years. Real estate experts say that unclear ownership records, family disputes, and lack of timely legal action often lead to such fraudulent transfers.

As the investigation progresses, the complainant has urged police authorities to take swift and strict action against the accused and ensure that the property is restored to its rightful ownership. The case continues to be under investigation, and police are likely to summon the representatives of Avni Realtors for questioning.

This incident once again underscores the importance of verifying land ownership records and legal documentation before entering into any property transaction in Maharashtra’s urban areas.
