The Registration and Stamp Duty Department has issued a notice to Parth Pawar’s firm over a Pune land deal involving undervaluation and a large stamp duty waiver; inquiry underway.

The Pune land deal involving Parth Pawar has taken a new turn after the Registration and Stamp Duty Department issued a formal notice to his company, Amadea Enterprises LLP. The notice comes amid allegations that a large piece of government-classified land in Pune’s Mundhwa area was sold at an unusually low rate and that major stamp duty concessions were granted during the transaction.

According to officials, the land in question — nearly 40 acres categorized as “Mahar Vatan” land — is estimated to have a market value of around ₹1,800 crore. However, it was reportedly sold for just about ₹300 crore. What has raised eyebrows even more is the allegation that approximately ₹21 crore in stamp duty was waived during the registration. This prompted authorities to begin a deeper review of how the transaction was approved.

The Sub-Registrar who handled the deal has already been suspended, and the Revenue Department has set up a committee to examine the legality of every step, including valuation, eligibility for exemptions, and how a government-origin property was transferred to a private firm. Senior officials have described the issue as “serious,” given the scale of the land and the financial gap between its market value and the sale value.

Parth Pawar’s representatives maintain that the transaction was lawful and transparent. They have said the company will cooperate fully with investigators and produce all required documents. However, the notice issued by the registration department has intensified scrutiny, especially as political parties have started raising questions about the role of influential individuals in land dealings across Pune.

Opposition leaders argue that the suspension of a government officer indicates that irregularities may have occurred. They are demanding a full public disclosure of the documents related to the deal. The issue is now gaining traction in political circles and may become a major point of debate ahead of upcoming local elections.
