The Maharashtra Housing and Area Development Authority (MHADA) announced the sale of 120 residential flats in Mumbai on a first-come, first-served basis, with online registration opening February 5, 2026, through MHADA’s official portal.


Mumbai | 04 February, 2026: MHADA-Mumbai Board has unveiled a scheme to sell 120 unsold residential flats in Mumbai on a first-come, first-served basis, offering homebuyers a direct purchase opportunity without a lottery system. Online registration for the flats will begin at 11 a.m. on February 5, 2026, via the official MHADA portal (bookmyhome.mhada.gov.in).

The housing authority said the flats were earlier offered through lottery draws but remained unsold, prompting the adoption of the FCFS process to clear inventory and provide more transparent access to homebuyers. Locations across the city include suburbs and central districts, such as Kandivali, Malad, Powai, Wadala, Ghatkopar, Vikhroli, Byculla, Sion, Tardeo, and Andheri.

According to MHADA officials, prices of these flats vary widely depending on location and type. The most affordable units are expected to start around ₹38 lakh, while premium flats in central or south Mumbai localities may be priced above ₹8 crore.

After registration opens on February 5, the next phase which includes flat selection, submission of security deposit, and application fees is scheduled to begin on February 12, 2026. Once a flat is selected, applicants must pay 10% of the sale price within 48 hours to confirm the allotment. Failure to pay in time will result in cancellation of the booking and forfeiture of the security deposit.

Eligible applicants must be Indian citizens aged 18 years or older and must apply through the MHADA portal. Required documents typically include valid Aadhaar and PAN cards. MHADA officials have urged prospective buyers to prepare necessary documentation ahead of time and to review the eligibility criteria and terms carefully before applying.

With Mumbai’s ongoing demand for affordable and mid-range housing, the FCFS offer is expected to draw considerable interest from residents seeking homeownership in the city’s competitive real estate market.
