As many as 186 MahaRERA recovery warrants worth Rs 146.5 crore remain pending in Pune district. The Collector has directed revenue officials to clear all cases by April-end 2026

Pune | February 23, 2026: A total of 186 recovery warrants amounting to Rs 146.5 crore issued under MahaRERA remain pending in Pune district as of January 2026. Overall, 304 recovery orders worth Rs 248.77 crore are currently under process, leaving hundreds of homebuyers awaiting long-pending refunds in stalled and delayed housing projects.

The highest pendency has been reported from Haveli taluka, Pune city and Pimpri-Chinchwad (PCMC) areas. Significant recovery dues are also pending in Khed, Maval, Lonikand and Uruli Kanchan.

In a recent review meeting, District Collector Jitendra Dudi directed all tehsildars to expedite action and clear pending recovery warrants by the end of April 2026. A taluka-wise assessment was conducted to identify procedural bottlenecks, with specific instructions issued to revenue officials to ensure that homebuyers receive their refunds without further delay.

Data indicates that between April 2025 and January 2026, authorities successfully enforced 118 cases worth Rs 102.17 crore. In March 2025, 246 cases amounting to Rs 195.49 crore were pending. Over the past year, 59 new cases worth Rs 53.28 crore were added to the recovery list.

Under existing land revenue laws, district authorities are empowered to attach and auction properties of defaulting developers to recover dues. The Collector has also announced that updated recovery data will be published on the official portal to enhance transparency and accountability.

MahaRERA typically issues compensation and refund orders, while enforcement is carried out by district revenue offices. However, delays in execution have drawn criticism from affected homebuyers. Earlier, MahaRERA Chairman Manoj Saunik had urged authorities to prioritize high-value recoveries. Observers suggest that structural reforms in the recovery mechanism may be required to ensure faster and more effective enforcement in future.
