MHADA Introduces Advance Contribution Scheme Allowing Staged Payments for House Lottery Winners

Mumbai | February 14, 2026:The Maharashtra Housing and Area Development Authority (MHADA) has rolled out a new Advance Contribution Scheme aimed at providing significant relief to housing lottery winners who face financial strain in paying the full amount upfront.

Traditionally, MHADA allotment winners were expected to pay the majority of the purchase amount once the building received its occupancy certificate. However, under the Advance Contribution Scheme, winners can gradually pay the sale price as the construction of the building progresses. This approach is expected to ease financial pressure for ordinary homebuyers, who often struggle to arrange large sums of money immediately after winning a housing lottery.

Under the revised arrangement, MHADA will allow lottery winners to pay their dues over several installments while the project moves towards completion. Payment schedules may spread over two to three years, giving beneficiaries ample time to organise their finances. This is particularly helpful for those with limited savings or income, making home ownership more accessible and less stressful.

Officials say the scheme is intended to address concerns raised by applicants who found it difficult to make large lump-sum payments shortly after winning a house. With escalating property prices in Mumbai and surrounding regions, the Advance Contribution Scheme offers a more flexible and achievable path for applicants to secure homes through the MHADA lottery system.

The initiative is also expected to benefit middle and lower income groups who have been eagerly awaiting affordable housing opportunities. By allowing staged payment plans aligned with construction progress, MHADA hopes to boost participation in housing lotteries and support homebuyers in fulfilling their dream of home ownership.
