Pune, April 24, 2026: In a major opportunity for homebuyers, the Maharashtra Housing and Area Development Authority has announced that online registration for 295 flats in Pune and Pimpri-Chinchwad will begin from May 4, 2026 under a first-come, first-served (FCFS) model.

Unlike traditional lottery-based allotments, this scheme allows applicants to directly select available flats, making the process faster and more transparent for buyers.

Where Are These Flats Located?

The flats are spread across multiple developing and residential areas, including:

  • Chikhli
  • Wakad
  • Hadapsar

Out of the total, around 113 flats are under Pune Municipal Corporation limits, while 182 units fall under Pimpri-Chinchwad jurisdiction.

These units are primarily unsold inventory from previous MHADA schemes, now being re-offered to buyers.

How the ‘First-Come, First-Served’ System Works

Under this model:

  • Applicants can log in to the official MHADA portal and select a flat in real-time.
  • Once a unit is selected, the applicant must pay 10% of the total cost within 48 hours to confirm the booking.
  • After payment confirmation, a provisional allotment letter is issued.
  • Failure to pay within the deadline leads to automatic cancellation, and the flat is made available to the next applicant.

This system removes the uncertainty of lotteries and rewards quicker decision-making.

Who Can Apply?

The scheme is open to eligible applicants across income groups, subject to MHADA norms such as:

  • Maharashtra domicile requirement
  • Age above 18 years
  • No prior ownership of MHADA property (in most categories)

The flats fall under different housing categories like EWS, LIG, MIG, and HIG, ensuring wider accessibility.

Why This Scheme Matters

MHADA’s move is significant for several reasons:

  • It helps clear unsold housing stock efficiently
  • Offers affordable housing options in prime and developing areas
  • Reduces waiting time compared to lottery systems
  • Encourages transparency through digital allocation

With rising real estate prices in Pune, especially in IT-driven zones, such schemes provide a much-needed entry point for middle- and lower-income buyers.

Demand Expected to Be High

Given the limited number of flats and the direct allotment method, experts expect high demand and quick sell-outs once registration opens. Past MHADA schemes in Pune have received overwhelming responses, often with applications far exceeding available units.

The MHADA Pune 2026 housing scheme for 295 flats presents a timely opportunity for homebuyers looking for affordable options. With the first-come, first-served format, speed and preparation will be key for applicants aiming to secure a home.
